Mortgage lenders are approaching an important appraisal reporting deadline. Beginning November 2, 2026, Fannie Mae and Freddie Mac will require UAD 3.6 for all new appraisal reports submitted through the Uniform Collateral Data Portal (UCDP).

The Uniform Appraisal Dataset (UAD) is a standardized industry dataset for appraisal property reporting. Although UAD 3.6 has been available for broad production since January, the GSEs recently issued updated FAQs addressing transition issues, including construction loans and appraisal transfers. Lenders should incorporate this guidance into their implementation planning, particularly for loans likely to cross the November 2 transition date.

What Changes With UAD 3.6?

UAD 3.6 represents a significant redesign of appraisal reporting. It aligns appraisal data with MISMO 3.6 and replaces the traditional property-specific appraisal forms with the redesigned Uniform Residential Appraisal Report (URAR).

Rather than relying on multiple forms, the new report dynamically adjusts based on the property and appraisal assignment.

Understanding the November 2 Deadline

An important consideration for lenders is how the transition date applies to appraisals already in process.

The November 2 deadline is based on the appraisal's initial UCDP submission date, not the application date, appraisal order date, or appraisal effective date.

Lenders should consider this distinction as they prepare for the transition, particularly for loans and appraisal assignments that may span the implementation date.

Preparing for the Transition

With the mandatory transition approaching, lenders should review their appraisal workflows, technology readiness, and internal processes to account for UAD 3.6 requirements. Particular attention should be given to the GSEs' updated guidance regarding construction loans, appraisal transfers, and other scenarios that could cross the November 2 transition date.
