Lenders and appraisers should start preparing now for the Uniform Appraisal Dataset (UAD) 3.6, the new standard from Fannie Mae and Freddie Mac that modernizes how appraisal data is reported and shared.

The Limited Production Period, which began September 8, 2025, allows lenders who are ready to begin testing and submitting appraisals under the new dataset. Starting January 26, 2026, all lenders may begin using UAD 3.6, with full transition required by November 2, 2026.

The FHA has also announced plans to adopt UAD 3.6 in Spring 2026, supporting lenders who have transitioned to the new version.

UAD 3.6 is designed to bring greater data consistency, improved transparency, and enhanced interoperability across appraisal systems—laying the groundwork for a more digital, standardized mortgage process.
